West Sands is a residential and hotel/resort development situated on the favoured West Coast of
Phuket, Thailand in 48 acres of lush tropical landscaping with its own 500 metres beach frontage
and comprising 426 one to three bedroom apartments, 23 pool villas and 14 beach villas
together with a hotel resort and spa.
Where is West Sands?
West Sands is located on Mai Khao Beach. Mai Khao's golden sand stretches many kilometres
along the Andaman Sea and is Phuket's longest beach. It is conveniently close to Phuket
International Airport, international golf courses, Blue Canyon Country Club and Yacht Haven
Marina.

What is the type of fixtures and fittings?
All units come with fully fitted European style kitchens with international branded appliances and
bathroom fixtures and fittings
How high are the ceilings for the condominiums and villas?
The clear floor to ceiling height for the one and two bedroom condominiums is 3.0 metres with
the Penthouses having a clear floor to ceiling height of 5.0 metres over the living area and 2.5
metres over the remaining areas. The clear floor to ceiling height for the pool villas is 3.4 metres in
the living area and 3.1 metres in the other areas and for the beach villa is 4.3 metres in the living
area and 3.4 metres in the other areas.
How far are the condominiums from the beach?
The Phase 1 units are less than 150 metres from the beach which can be accessed along West
Sands own private and secure walkways.
Is there a public road between the beach and the villas?
The West Sands ownership extends directly to the Beach frontage which is very rare in Phuket
and ensures that access to the Beach will mainly be available for the exclusive use of West
Sands Residents
Will apartment units have their own parking?
Yes, each apartment is allocated one parking space
Will each unit have a terrace/balcony?
Yes, every unit has their own terrace/balcony. There is the private swimming pool on the roof
terrace for each penthouse unit.
Are there elevators for the condominiums?
Yes
What is the warranty period offered?
A one year warranty is offered on the building.
Is customizing of the building allowed?
All of the properties have been professionally designed by leading architects and interior
designers to create a simple elegant and contemporary design and also to be in accordance
with construction regulations. For units within the rental programme it is important to maintain this
consistency in design to maximize the rental opportunity and therefore modifications would not
be considered. However for other units we are prepared to consider modifications and also assist
with these through our design team provided they do not impact on the building structure.
What are the benefits of buying at West Sands?
Top quality material, low maintenance costs and very competitive pricing.
Is there a furniture package available?
Yes but the furniture package is not included in the purchase price. It starts from 800,000 baht
for 1 bedroom apartments up to 4.6 million baht for 4 bedroom Beach villas. Please see details

What are the payment terms?
- 100,000 Baht deposit upon signing the reservation agreement
- 25% on contract signing
- 25% upon start of construction
- 25% on installation of doors and windows
- 25% on occupation

What is the advantage to buying the property off plan in Phase 1?
- Pay the cheaper price rather than buying on completion.
- Secure the best view/location.
- Spread the payment plan. The price can be paid in staged payments during the course of construction rather than pay all in one instalment.
- Option to reserve one plot of the organic vegetable garden which we will be offering to the first 100 purchasers.
PROPERTY MANAGEMENT/ FACILITIES
What facilities will be available for the residents?
West Sands offers comprehensive management and leisure facilities for all residents. Upon
completion of Phase 1 residents will be able to enjoy the fully fitted club house with gym, squash
courts, crèche, library, restaurant, grocery store, and party room as well as the outdoor parks,
pools and tennis courts. Phase 2 will see the completion of the hotel and spa which will provide
many more amenities and facilities to residents. 24 hour security with guards posted to key points
and CCTV linked to a central station. Garbage collection will be provided on a daily basis.
Electricity is provided by the Provincial Electricity Authority of Thailand and supplemented by
Solar Energy Water is supplied from our own deep wells and by conservation of rainwater.
What will the common area charge be for each type of property?
Common area charges are the costs the owners pay for ongoing maintenance and upkeep of
the common infrastructure and facilities which are provided for their benefit.
- The condominium residences’ common area will be managed by the Condominium Juristic Person under the supervision of the West Sands Management Team. The monthly charge is expected to be 40 Baht/sqm based on the saleable area.
- The villa residences’ common areas will be managed directly by the West Sands Management Team. The monthly charge is expected to be 20 Baht/sqm based on the built area
What is the Sinking fund?
The sinking fund is the reserve fund for management and maintenance of the common
property. It will be charged to cover any unexpected expenditure which may arise.
The advance sinking fund is an amount equalling the annual maintenance fee. The sinking fund
shall be made once on the date of transferring ownership of the unit and shall be at all times kept
at the specified initial amount. Additional funds may be requested for increasing the initial
specific sinking fund balance.
What are the benefits of the Green Concepts being applied at West Sands?
Energy efficient and silent air conditioning, water conservation systems, solar energy, double
glazing, biodegradable refuse plants, organic gardens all contribute not only to preserving the
environment but also to more enjoyable and more economic living. West Sands aims to be the
first development in Thailand to achieve the LEEDS Silver Rating for green buildings.
Will there be a management office on site?
Central & City will establish and maintain permanent on site offices in the
club house to ensure that from completion of Phase 1 a top quality and
efficient management service will be in place to assist residents with all their requirements and to
supervise all the maintenance of the buildings, roads and landscaping
How will utility bills be paid?
Pay direct to the government office or ask for the service from the management office on site.
Can I rent out the property?
Yes, the property purchaser may rent out the property on a short term or long term basis
either directly or through the rental pool, provided by Central & City Development Ltd.
